At COUSINS RESIDENTIAL DEVELOPMENTS, we specialize in Garages and Decks. From acquiring the proper permits, to handing you the keys upon project completion, we can handle it all!


GARAGES:

   Permits

   Site survey

   Location of services (ie utilities)

   Excavation and concrete pad prep

      - demolition of any existing structure if required
      - tree or stump removal

   Concrete
      - 4” thick pad w/1ft thickening around edges
      - 20”-24” o/c 10mm rebar
      - 5 ½ “ curb, if required
      - 12”- 24” pony wall if required
      - polished finish for pad w/ broom finish for apron

   Framing
      - 2x4 or 2x6 studs, w/ 16”o/c walls
      - engineered beams for overhead door
      - 7/16” OSB sheeting for both walls and roof
      - 36” man door w/ deadbolt lockset
      - insulated vinyl windows. Size determined according to       customer’s needs
      - optional wall heights offered.
           - standard 8’ and 9’ as well as custom heights
             offered upon development permit
      - 7’x16’ and 8’x16’ overhead doors come standard.
       Custom sizes are also available upon request
      - roof styles are optional. Gable, cottage and eaves side
      - attic style trusses are also available for additional
      storage, as well as folding attic ladders

   Exteriors
      - full tyvek wrap
      - vinyl siding comes standard to match existing house
      - other exterior options are available as well; such as
     Hardie board siding, stucco, and cedar
      - aluminium soffit, fascia, and eavestrough

   Roofing
      - full roofing felt coverage
      - 25yr fibreglass shingles come standard w/ optional
     cedar shake
      - roof vents w/optional turbine vint
      - drip edge

   Electrical
      - all garages come with 15amp service, w/optional
     upgrades upon request
      - all installation is done by licensed electrician

   Mechanical
      - natural gas and heating service is optional
      - installed by licensed technician

   Interior finishing
      - Insulation, drywall, and taping are optional upon
     request
      - floor painting and epoxy coating are optional upon
     request
      - shop cabinets and storage options are available upon
     request

DECKS:

   Permits
      - permits are required if deck elevation exceeds 0.6m
      above ground at any point
      - permits are required if deck is located in Front
      Setback Area (front of house)
      - permits are required if deck is 0.3m, or 1ft above main
      floor of house

   Locate for any utilities
      - 2 to 3 days before construction is to begin, a request
      for locate of utility services will be made

   Removal of any tree, shrubbery, or tree stump can be
      done if necessary

   Concrete
      - post holes for concrete will be dug or drilled into the
      ground to below frost levels, to avoid any heaving due
      to frost in the winter months
      - QUIKRETE PostHaste concrete will be used

   Posts
      - 6x6 and or 4x6 pressure treated post material is used
      in deck construction

   Framing
      - all framing material used is pressure treated lumber.
      This insures longevity
      - 2 and or 3ply 2x8 beams are used
      - joists are 16”o/c
      - decks that are attached to house will be done so with
      galvanized joist hangers
      - all fasteners are either galvanized or weather coated
      to resist rust

   Decking planks
      - COUSINS RESIDENTIAL DEVELOPMENTS offers a variety
      of options to choose from. Such as 5/4 pressure treated
      and cedarl, 2x6 pressure treated and cedar, Timbertech
      Composite decking; in various colours and grades, and
       Vinyl

   Handrail
      - all decks over 24” above ground at any point require a
      handrail. We offer a variety of options to choose from.
      Pressure treated handrail w/pickets, aluminium handrail
      in various baked enamel colours; in both glass and
      picket configurations, as well as Timbertech’s railing
      systems

   Skirting
      - skirting is one more option to be considered when
      finishing your deck. To prevent pests from taking up
      residence below your deck, or to simply give your deck
      that “complete” look; skirting may be your solution.
      Skirting is built with pressure treated framing, and can
      be cladded with your choice of privacy lattice, or
      completely enclosed in your chosen decking to match
